Sports Performance Training Provider Selects its First Fully-Dedicated Site in Washington County, Maryland

on August 10, 2022

True Athlete Performance (True AP), a sports performance training provider with over 100 high schools and youth sports clubs throughout the Virginia and Maryland area, has chosen a site in Williamsport, Maryland for its first fully-dedicated location serving a three-state area.

Founded in 2009, True AP currently utilizes space in various athletic facilities and sports recreation centers locally and will continue to function within sites in Chantilly and Purcellville, Virginia. Edge, a full-service brokerage service firm represented True AP with its 3,000 square foot lease at 10312 Governor Lane Boulevard, with Craig Kates, Director, Tenant Advisory Services overseeing the transaction. The landlord, The Bowman Group, LLC was self-represented.

True AP works with youth, high school, college, professional athletes as well as active adults to maximize sports performance, improve physical fitness, and promote overall wellness. One-on-one, semi-private group and team training sessions are available, with an emphasis placed on increasing speed, agility, and explosive power, as well as injury prevention. Since its opening, True AP has helped more than 100,000 athletes reach their full potential, including countless collegiate athletes and several professionals. All lead trainers are certified strength and conditioning coaches who have earned certification from national organizations.

“Our concept has thrived by partnering with like-minded sports and recreation centers, and we are now ready to invest our time and resources into the delivery of a state-of-the-art facility that meets the needs of athletes and the general public throughout the western sections of Maryland, as well as West Virginia and southern Pennsylvania,” explained Josh Daniels, Vice President, True AP. “When searching for the perfect location, our analytics revealed a crowded marketplace in Northern Virginia but few peer groups in Washington County. We intend to serve the community in many ways with after-school programming, weekend training sessions, camps and clinics.”

Located in the Bowman Business Park conveniently located along I-81 between exits 1 and 2 outside of Williamsport, True AP will be in a suite in the Park’s newly constructed 48,000-square-foot building. A free surface parking lot surrounds the project.

Half of the space will be reserved for a 25-yard turf area suitable for speed, agility and quickness training using traditional equipment such as mini hurdles, bands and sleds. The remaining area will be outfitted with a rubberized floor weight room area to accommodate strength and power training using equipment that includes racks, barbells, dumbbells, kettlebells, medicine balls and more.

“The brick-and-mortar location provides True AP with enhanced flexibility for individual and group training sessions, as well as depth in programming targeting different skill sets,” Daniels added. “We were attracted to a location that is directly adjacent to Interstate 81, and within a 30-minute drive from sections of West Virginia, southern Pennsylvania and beyond. Our company’s headquarters will remain in Chantilly, Virginia and we intend to continue our service in the greater Washington, D.C. metropolitan region.”

“True AP has executed a successful business model through partnerships throughout the sports industry, but now is the time for the group to take control of its real estate and further solidify the concept as leaders and innovators,” stated Craig Kates of Edge. “This strategic move will enable True AP to build market share in an under-served market and build a strong foundation that will allow replicability in other areas.”
