Manage the Asset Throughout it’s Life Cycle

Edge manages your asset from cradle to casket and will be there every step of the way to ensure that your property is being serviced at the highest possible level during the term of your ownership. We want to serve as your property management partner for the long-term to ensure that you make a substantial return on your investment.

Quality Control & Assurance

Edge’s Property Services platform implements a number of quality control & assurance procedures and audits to evaluate the performance of the asset, the property management team and tenant satisfaction. Quality control audits are conducted by various senior members of the asset management & strategic repositioning teams, including property management, engineering, accounting, and landlord advisory.

Quality control & assurance audits will take place on a bi-annual basis and result in the delivery of a report that will be provided to ownership once completed. If further action is needed, the Property Management team will carry out the project and report to ownership when the outstanding issues are resolved. To the right is a brief description of what an audit entails for each department:

Property Management

  • Emergency procedure & protocol
  • Verify completion of tenant work orders
  • Inspection of all common areas for proper operation & cleanliness
  • Review of current contracts & upcoming contract renewals
  • Survey key tenants on building operations & level of satisfaction

Engineering

  • Review & approve preventive maintenance logs
  • Evaluate engineering personnel appearance
  • Inspect all mechanical operations and identify any major issues to report to ownership
  • Verify & approve budget expenditures
  • Review work order requests & verify completion
  • Check on completion, management & permitting of existing construction projects
