Joining the commercial real estate industry in 1985 as a leasing agent for Shannon and Luchs Commercial, Joe branched off with others in 1991 to launch Scheer Partners where he focused on landlord and tenant representation. In 1994, Joe launched the Investment Sales Group for Scheer Partners where he earned several industry “Top Advisor” and notable “Transaction of the Year” awards.
In 1997, Joe formed Sutton & Associates to continue his real estate investment and advisory work where he independently developed the infrastructure and staffing capability to identify, underwrite, finance, close, and manage commercial properties. Joe acquired in excess of $150 million of commercial real estate assets that were successfully re-positioned and sold at extraordinary profits for his local and institutional investors.
In 2007, Joe launched EDGE Commercial Real Estate to fill the void in the Washington DC Metropolitan area for a regional, fully integrated, commercial real estate services and investment company. Starting with one small office in a building he owned in Bethesda, EDGE now has four offices in Maryland, Virginia, Washington DC, and Pennsylvania and a staff of 50.
Over the years, Joe has completed more than $5 billion of real estate transactions and authored several published articles. Joes transactional expertise includes complex sale/leasebacks, structured financing, synthetic leases, tax structuring, bondable leases, credit lease transactions, build-to-suits, TIC structures, syndications, 1031 fulfillment and joint ventures.
Joe holds a Master’s degree in Petroleum Geology from West Virginia University and resides in Great Falls, Virginia with his two sons; Jake and Hunter.
