As your advisor, our role is to understand your objectives, thoroughly evaluate your property (both positives and negatives), develop an aggressive action plan, and implement the plan with an unrelenting commitment to RESULTS.

Since EDGE’s inception, the firm has tackled head-on, with extraordinary success, a lingering misperception in the marketplace known as the “check the box syndrome,” where some asset managers will only engage the “biggest” service providers; the safe assumption being that “bigger is better.EDGE believes that bigger is rarely better, and is emphatic about never becoming “just another large commercial real estate company.” The success of our U.S. Special Forces is the model to which EDGE subscribes. The highest level of training, greater/broader experience, an aggressive targeted approach, and failure never being an option … is EDGE.

While these residual misperceptions remain among some asset managers, they are rapidly changing as sophistication in the D.C./Baltimore market continues to rise. This is a critical condition to which EDGE has been capitalizing, and it has been our smaller regional-firm agility that allows EDGE unfettered creativity and to often venture out of the box to move quickly, seize opportunity and deliver superior RESULTS.

The objectives of the EDGE Landlord Advisory practice are as follows:

          • To understand, anticipate and manipulate market forces to deliver creditworthy users in a timely manner with acceptable business terms;
  • To create a proactive, coordinated marketing campaign that results in securing leases with users that fit the long-term leasing strategy for the project;
  • To assist in competitive property research and intense analysis, and provide up-to-date, accurate market data to help make the most advantageous business decisions.

Our Landlord Advisory and Marketing services are generally divided into the following four phases:

1.       Site Evaluation and Recommendations

2.      Development of a Detailed, 180-day Action and Marketing Plan

▪   Working closely with all state and local economic development agencies

▪   Relationships within the local brokerage community
