This project consisted of leveraging our client’s termination option by going out to market and creating a competitive dynamic with the existing Landlord. The Bethesda market continued to be tight but we were able to keep the current Landlord focused on keeping our client as was a very important since we made up almost 25% their building. At the end of the process we were able to obtain a below market rental rate, expansion option, and a healthy improvement allowance to update the space or use as rental credit.
