This project consisted of leveraging the Dulles market with a growing technology company with an existing lease liability. We obtained very strong lease concessions, including a below market rental rate, a year of free rent, a staggered rent schedule, swing space, all before rental rate increases with metro abutting the property. We obtained funds as well to be applied toward free rent, furniture, and building signage.
