Joseph A. Sutton, Jr., Managing Partner

Joe began his 30-year commercial real estate career in 1985 as a leasing agent for the Maryland branch of Shannon and Luchs Commercial.  In 1991, he branched off with others to launch Scheer Partners.  As a leasing agent at that time, Joe focused on landlord and tenant representation and quickly aggregated the largest office and flex portfolio (4 million square feet) within the firm.

During the real estate downturn of the early 90s, investment sale activity slowed, causing many of the top investment-sales advisors in the region to leave the industry. Joe recognized that the advisor flight created opportunity and, in 1994, launched the Investment Sales Group for Scheer Partners.

Remarkably, during his first year as an investment-sales adviser, he completed more transactions in Maryland than any of his local and national competitors, and since then Joe has earned several industry “Top Advisor” and “Transactions of the Year” awards.

In 1997, Joe formed Sutton & Associates to continue his real estate investment and advisory work.  Shortly thereafter he again identified a market trend that made commercial real estate investment compelling and launched an investment company where Joe independently developed the infrastructure capability to identify, underwrite; finance, close, and asset manage commercial properties.  Commencing in 2002, he acquired in excess of $150 million of commercial real estate assets that were repositioned and later sold.  His investment strategy proved to be an extraordinarily successful initiative for both himself as well as his local and institutional partners.

Joe is currently evaluating other market trends to which EDGE Commercial Real Estate can pursue.  The most recent of which is filling the void in the Washington DC Metropolitan Area for a regional, fully integrated commercial real estate services and investment provider.  This initiative has also proved to have been incredibly successful with an extraordinarily bright future.

Over the years, Joe has completed more than $5 billion worth of real estate transactions.  These transactions have included highly complex sale/leasebacks, structured commercial financing, synthetic leases, tax structuring, bondable leases, credit lease transactions, build-to-suits, TIC structures, syndications, 1031 fulfillment and joint ventures.

He has also authored articles published in such media outlets as Black’s Guide and the Washington Business Journal.

Joe holds a Master’s degree in Petroleum Geology from West Virginia University and resides in Potomac, Maryland with his two boys; Jake and Hunter. An avid outdoorsman and bicyclist, his greatest pleasure is his family.
